History of Indian Springs subdivision
The gorgeous land that all Indian Springs real estate sits on used to belong to the state of Wyoming. It went by Boyle’s Hill at the time.
Locals used the area frequently for hiking, fishing and swimming at the bewitching ponds on the south edge of the property. Also for cross-country skiing, horseback riding and other escapes into nature close to town.
The highway department even used the ponds as a source of gravel for road construction.
But in 1991, the state of Wyoming sold about 650 acres encompassing Boyle’s Hill known as the “school section” in a rare public lands auction. Until that time, the Brown family, owners of Brown Ranch, had leased the land from the state. Under normal circumstances, they would have had first right of refusal to buy it.
But the the State Board of Land Commissioners justified the auction because the price of the land had risen sharply. Beyond that, local and national interest surged for the rare chunk of prime real estate including a paradisiacal wooded hill gushing with natural springs and flanked by stunning swan ponds.
Rumors swirled about movie stars and billionaires coming to bid on the property. But in the end, only one qualified bidder showed up and purchased the land for about $5 million.
The Halpin family, who also own the magnificent Lost Creek guest ranch in north Jackson Hole, won the auction and combined the land with the Brown Ranch nextdoor. The Browns held on to around 47 acres of the property, including their original ranch buildings that overlook a spacious agrarian meadow now protected as open space.
By 1992, Indian Springs Ranch came to life as a fully platted real estate haven for the elite.
