Jackson Hole Market Update Fall 2015

The Jackson Hole Real Estate Market has seen its best year since 2007. Through the third quarter we have experienced reduced inventory, increased number of transactions, and rising prices. Teton County saw significant increases in sales volume through the 3rd quarter of 2015 with dollar sales volume increasing by 28% for all property types.  The number of transactions rose only 4% resulting in an increase of 23% in the average sales price.  Overall sales volume is at an eight year high while the active inventory levels are at historic lows.

There were three segments of the market that stood out above all the others.

North of Jackson

Residential sales volume in the area North of Jackson saw an increase of 175% year over year. 59% more single-family homes have sold in the area. Like most of Jackson Hole, the luxury end of the market skewed average sales price dramatically higher year over year. Sales of larger parcels of the Bar BC and Bar B Bar Ranch contributed to an increase of 73% in the average selling price.

West of Snake River/Wilson

Luxury sales West of the Snake River were the primary driver of this segment of the market. As a result the average sales price was up 47% while the number of properties sold was down 7%.

Teton Village at the base of Jackson Hole Mountain Resort

Sales volume in Teton Village has increased over 68%. Much of the dramatic increase can be attributed to condominium and townhome sales. Condominium and townhome sales volume increased over 142%. The number of transactions increased over 22%.

Teton Village real estate sales are historically strongest during ski season, making the significant increase in sales activity through the 3rd quarter eye opening. Forbes recently named Jackson Hole Mountain Resort the 2016 #1 ski resort in the U.S. for the third consecutive year. Jackson Hole Mountain Resort’s private ownership group has dedicated over $110 million to continued capital improvements contributing to the success of the ski area. Inventory in Teton Village is at historic lows and there is little to no new development on the horizon. Increasing demand and low supply has set the stage for a strong real estate market in 2016.

Vacant Land

The historic low inventory for single family homes is beginning to increase demand for vacant land. Buyers who are unable to find what they are looking for, are purchasing land with plans to build their ideal home. Sales volume of vacant land was up 24% year over year. Average sales price was up 10%. This trend will likely continue as long as residential inventory remains low.

Luxury Market

The luxury segment of the market has seen a significant gain year over year. Through the third quarter of 2015, we have seen sales volume increase by 65% for properties listed at or above $5 million. The total number of transactions doubled from this time last year.

North of Jackson Hole



Red Hot Market North of Gros Ventre Junction

Nowhere in Jackson Hole is the resurgent real estate market more evident than Area 7 North of Gros Ventre Junction. A quick year over year analysis provides some truly eye-opening numbers. As of May 19, 2014 there had been four properties either contracted or sold in the area with an approximate sales volume of $7,200,000.* During the same timeframe in 2015 seventeen properties have gone under contract with 11 closings. Closed year to date sales volume in 2015 is approximately $23,070,000.* The six pending properties have combined asking prices of $23,465,000. If all the pending properties close it will be an over 600% increase in sales volume year over year.

North of Jackson is known for the un-paralleled views of the Grand Teton and nearby access to the National Parks. Being further from Jackson Hole Mountain Resort the selling season for the area has always been the Summer and Fall. In 2014 the total sales volume was $31,578,000 with 24 properties closing in the area. 77% of the closed sales volume was placed under contract after May 19, 2014.   The fact that the area has historically been a Summer/Fall centered market makes the year to date 2015 numbers even more impressive and could be a sign of a record breaking summer selling season to come. Pending & Closed sales in the area year to date has already surpassed the entire sales volume for 2014.

There are currently 20 active residential listings in the Area North of Gros Ventre Junction. There are 29 active listings of vacant land. 15 of the 29 active vacant land listings are located in Solitude & Owl Creek Subdivisions. The largest landowner’s in the respective subdivisions have decided to bring some of their inventory to the market. The first of the new vacant Solitude listings was pended in less than a month on the market. The lack of new construction and residential inventory market-wide will continue to put increasing demand on vacant land. There is less than a 6 month supply of single family homes in Teton County and as the summer selling season approaches demand North of Jackson should continue to increase as the supply decreases. 2014 Jackson Hole Real Estate Summary

The 2014 Jackson Hole real estate market can be defined by its transition from a continued recovering Buyers market, to a strong Sellers market. Increasing demand and historically low inventory levels have led to a significant surge in property values heading into 2015. This trend should continue for the foreseeable future, based on the current market conditions and the limited development potential in the valley.


When comparing 2013 with 2014, the overall number of sales dropped by 11% and sales volume fell by 8%. The decreases can be directly contributed to the decline in overall available inventory. As 2014 came to an end we saw inventory levels approaching 25-year low’s. The active number of listing were down 12% when compared to last year.

Lack of supply has had a direct correlation to rising prices in all segments of the real estate market. The median prices have jumped by 16% in the past year. Year-end absorption rates for remaining inventory was less than 12 months. The current trends should continue in 2015 with limited new inventory and increasing demand.



Residential Market

Single-family homes accounted for 40% of the overall sales in 2014. The median sales price rose by 10% to $835,000. The condo/townhouse market actually fell by 9% in sales volume in 2014 but the median sales price rose by 9%. Like all the other segments of the market, condo/townhouse inventories fell sharply in the past 12 months. This should create continued accelerated appreciation in 2015.

 Vacant Land Market

The number of vacant land sales in 2014 were down 15% from the previous year. The median sales price however rose 7%. We should see a continued rise in pricing into 2015 as inventory levels decline. Many Buyers have shifted their focus and started looking to vacant land. This can be contributed to the lack of residential options to choose from.

America’s 5 New Foodie Cities/ Jackson Hole


I was not surprised to read on winemag.com that our little city made number 3 on Americas top 5 New Foodie Cities. I was surprised that Jackson was being compared to some major metro areas and the cuisine that you can find there. It is no secret that Jackson has amazing food to offer that has been nationally acknowledge by food shows like Diners, Drive-ins, and Dives. The show came to film this spring and featured one of the best restaurants in town, Cafe Genevieve. The show also stopped by Pinky G’s Pizza for some of the best NY style pizza in the Rocky Mountains. Food and culture here in Jackson is a major reason that people not only visit Jackson Hole, but end up moving here. In the last decade we have seen many more permanent residents move to Jackson Hole. As a result, the demand for good food has created a market big enough to support many different types of restaurants. Recently an Indian restaurant opened just off the town square which is outstanding. The demand for organic healthy food has allowed one of our local grocery stores to expand their store by 5 times the size. The New Jackson Whole Grocer, which I will still call Food-Town, it’s previous name, opened their brand new store last week. It has been the talk of the town, and rivals any Whole Foods I have ever been in.

Local Tip: if you are a foodie and want spend your time eating in Jackson, visit the valley in the off-season when each restaurant fights for your business offering 2 for 1 entrees, or some other creative deal to get your business.
